HOLIDAY RENTAL RULES AND REGULATIONS

RENTAL AGREEMENT

If you would like to spend an enjoyable holiday in one of the properties advertised on our webpage, please contact us by email or by telephone. Specify the date of arrival and departure (taking into account that rentals during peak season are from Saturday to Saturday or from Sunday to Sunday), the number of people and, if relevant, any additional requirements (e.g. air-conditioning, swimming pool, etc.). Our representatives will find the properties available for you, taking into account your needs and preferences.


When you have chosen a property you should send us your full name, your Passport or ID number and a contact telephone number. Our agency will send you a rental agreement, which you must return signed (without changes).



RESERVATION AND PAYMENT

- Reservations are made by bank transfer to our bank account in Spain. A Deposit of 30 % must be paid within the period established in the rental agreement.
- The remaining 70 % of the rental will be paid by the client on the day of arrival in our office. In the event that you leave the property earlier than anticipated, the amount paid is non-refundable-

If you arrive earlier than 17:00, please inform us in advance, and if the apartment is available we will try to accommodate you as soon as you arrive at no extra cost.

If you arrive after 20:00 there will be an additional charge of 30 € per hour.

Sunday

15:00 to 17:00

 


The day of departure from the rented apartment or house is the last day stated in the rental agreement.

You must inform us in advance if you wish to arrive or depart at a different time to that stated above. All clearance procedures (handing over of keys, document registration, final rental payment, etc.) must be conducted only in the Agency office, during working hours from Monday to Friday 9:00 to 14:00 and 17:00 to 20:00. Saturday 10:00 to 14:00 and 17:00 to 20:00. Sunday 10:00 to 13:00 and 15:00 to 17:00

ON THE DAY OF ARRIVAL YOU MUST:

1 ) Provide documentation (passport or ID) of all the persons who will be staying in the rented apartment or house.
2 ) Pay the remaining amount due.
3 ) Pay the tourist tax €0.45 per person/night, for a maximum of 7 nights. Except children under 16 years of age.
4 ) Pay a Security Deposit by CREDIT CARD  of €300 - €500 to the administrator. The security deposit is to guarantee appropriate use of all leased facilities, the property (apartment or house), furnishings fixtures and fittings including kitchen utensils and electric appliances, and to comply with the norms relative to all contents of the rented accommodation.

This security deposit will be refunded to your bank account within 48 hours of your departure from the rental accommodation, after assessing the condition of the accommodation. The agency reserves the right to retain the security deposit in part or in full if the agreed terms above have been breached.

 

*VERY IMPORTANT:

6) The rental fee includes use of water, electricity and gas. If the accommodation you have chosen has air-conditioning or heating (in the event of winter rentals) use of electricity or gas is included up to €25/ week. Consumption exceeding €25 / per week (the difference being shown on the gas or electrical meter), will have to be paid for by the tenant.



PRECAUTIONS

- When you arrive at your rental accommodation you should assess the condition of the property. If you find any shortcomings or defects you should contact the Agency immediately so that we can take adequate measures. We are unable to accept complaints made at a later date.


OCCUPANTS AND CLEANING CONDITIONS

The number of persons staying in the rental accommodation must not exceed those whose identification documents (passport or equivalent) have been registered with the Agency. It is obligatory to keep the rental accommodation clean and tidy, maintain standards of decency, and respect neighbours’ night-sleeping hours.


OBLIGATIONS OF THE TENANTS ON DEPARUTURE:

The accommodation must be Clean on departure.

*The bed linen and towels are provided, but on departure the tenant must leave said items washed and ironed. If you fail to do so, you will be charged €12 per set, this amount will be deducted from the security deposit.

*Sweep/vacuum clean and mop the floors.
*Clean the kitchen and leave all fixtures and appliances clean and in their original place.
*Dishwasher (if applicable) and washing machine must be emptied.
*All rubbish must be taken out and disposed of.
*All furniture, exterior and interior, including that found on balconies, patios, gardens, must be in its place, intact and clean; the chimney and barbeque must be clean and empty.


IMPORTANT:
If the rental accommodation is not left in the same clean and tidy condition, an amount will be deducted from the security deposit to cover this from between 50 and 150 euros (depending on the condition of the accommodation)


Agencia Anforas Mar does not accept responsibility for any theft or damages occurring during your stay in the rental accommodation.

 

TERMS OF CANCELLATION

If cancellations are made more than 30 days in advance of the arrival date, we will refund 50% of the amount paid for the reservation of the accommodation. In the event that the cancellation is made less than 30 days in advance of the arrival date, Anforas Mar will not refund the reservation deposit.


Agencia Inmobiliaria Anforas Mar reserve the right to cancel and terminate the contract with tenants who do not comply with the rules and regulations set out in the rental agreement.

 

 

 Agencia Inmobiliaria Anforas Mar is the mediator between the property owner and the tenant.

Our agency will do everything we can to make your holiday as enjoyable as possible.
